Once we receive the signed agreement, we hit the ground running! JGE Property Management will immediately start coordinating property preparations, setting up files, and launching our marketing plan.

We conduct a thorough tenant screening process that includes nationwide background checks, credit history analysis, rental history verification, employment verification, and income assessment. This helps us secure reliable tenants who will take care of your property and pay rent on time.

Rent is collected through an online portal for convenience and efficiency. We offer multiple payment methods, including online payments via our tenant portal, check payments and credit/debit card payments. Cash payments are not accepted and we have a clear system in place for late payments.

If rent isn’t received by the 1st, reminders are sent immediately, followed by a call to the tenant and a posted notice by the 5th. We educate tenants on the consequences of non-payment, including its impact on their credit, and enforce late fees as per the lease agreement. While most tenants communicate and catch up, if necessary, we proceed with legal action, including eviction, though this is rare.

We coordinate all maintenance and repairs through our maintenance technicians and network of trusted vendors. Tenants can submit maintenance requests through our online system, and we ensure timely response and resolution. For emergencies, we have a 24/7 response line.

Owner payments are typically processed via direct deposit on a set schedule each month. You will have access to detailed financial statements outlining income and expenses related to your property.

We conduct a market analysis based on comparable rental properties in your area, considering factors such as location, property condition, amenities, and demand. Our goal is to set a competitive rental price that maximizes occupancy and revenue.

Tenants are responsible for any damages beyond normal wear and tear. Security deposits are collected at the start of the lease and used to cover damages if necessary. If damages exceed the deposit amount, we will take appropriate legal action to recover costs.

We handle the screening and selection process to ensure compliance with fair housing laws. However, we can work with you on specific tenant criteria within legal guidelines.

We provide regular updates on your property’s status, including financial reports, maintenance reports, and tenant-related matters. You can also access real-time information through our owner portal.

If you decide to sell, we can assist with the process as we are a full-service brokerage firm or we can coordinate with a real estate agent of your choice. We will work to ensure a smooth transition for both you and the tenant.

Our fees vary based on the level of service required. Typically, we charge a percentage of the monthly rent for ongoing management, as well as leasing fees for finding and placing tenants. Contact us for a customized quote.

Most likely, yes! Just confirm with your insurer that your policy covers rental properties. We’ll ask for proof of insurance when we start managing your property. Remember, renters’ insurance is also required to cover the tenant’s belongings and, in some cases, part of the property.
